Statistics NZ released its measures of residential rental changes on Friday – up 0.3% from January to February for the stock measure, and up 0.2% for the more volatile flow measure; up 3.4% over the year to February using the stock measure, up 2.3% using the flow measure.
Statistics NZ says the flow measure captures rental changes only for homes that have a new bond lodged against them in the reference period.
Using the flow measure for Auckland, the index rose 2.3% from October to November last year, declined by 0.1% & 0.4% over December & January, then rose 1% from January to February.
Compared to 12 months earlier, the Auckland index fell 1% in October from October 2019, then rose by 2.9% & 2.7% over the next 2 months before slipping back to a 0.3% gain in January, 0.7% in February.
