4 intensive residential sales at week’s auctions

10 intensive properties – apartments, suburban units and one property with consent for 4 terraced houses – were auctioned at Barfoot & Thompson’s city office this week, and 4 sold.

That picture, after a more successful auction on Thursday afternoon than many recently, compares to the state of play at close on Wednesday: 6 auctioned, 2 sold.

The greater success rate followed Thursday afternoon’s auction of 11 residential properties (including standalone houses), of which 7 sold, including 2 of the 3 suburban units.

It’s been a quiet time for the auction process at Barfoot & Thompson’s city branch this week as 19 apartments, suburban units & cross-leases in the central city (Precinct) and around the isthmus were auctioned at 5 sessions. 14 intensive homes sold in the auctionroom or shortly after, out of 36 offered at Barfoot & Thompson’s city office in 6 sessions from Tuesday-Thursday this week.

They were a mix of cbd & suburban apartments, suburban units & townhouses, and some cross-leases (I ignore standalone homes not on cross-lease sections, and also didn’t manage to check for cross-leases at every auction session).

Many were passed in without a bid offered, and were back on the market soon after with a price stipulated.

2 Luna units & waterfront sub-penthouse among apartment sales

2 apartments in the Luna building off Khyber Pass, undergoing remediation, were among 9 apartments & units sold either under the hammer or pre-auction by Bayleys this week.

At the expensive end of the market, a sub-penthouse on Quay St opposite the ferry terminal sold for about $10,000/m² net of parking, which actually makes it cheap compared to some of the new developments coming on stream, which have cost buyers off the plans about $12,000/m².

6 intensive homes sell at auction but “no bids” raise questions

6 of the 10 intensive homes auctioned at Barfoot & Thompson’s city office yesterday were sold under the hammer.

Out of a total residential offering of 20 properties at 2 auctions, 8 were sold, so a strong outcome on intensive dwellings, weaker on standalone homes.

But the more interesting factor arose at the end of the second auction. Of the 7 properties, 2 had sold just short of $1.5 million, 2 had sold below $1 million, one was passed in, and remaining were a cross-leased townhouse at Bucklands Beach and a modest 3-bedroom standalone in Glen Eden. Neither attracted a bid, with the auctioneer closing after seeking a $550,000 start for the Glen Eden home.

In a short few months, the residential market has gone from overpricing enthusiasm to underpricing by neglect, the inability to finance at lower levels or exclusion of likely bidders by regulation.
