Details: The site is T-shaped and has a split zoning, with the land fronting Manukau Rd being zoned business 2 (currently containing a 3-level, mixed-use building built to the Manukau Rd frontage) while the land to the rear fronting Queen Mary Avenue is zoned residential 6a (currently used for open car parking). The adjacent rectangular 405-407 Manukau Rd site on the corner is zoned business 2 (currently used as a single-level retail building).
2 levels of apartments above the retail building at 405-407 Manukau Rd were approved recently.
This resource consent requires that the 2 sites be amalgamated because this development also involves the development of a basement carpark for the apartments on the portion of 399-403 Manukau Road that is zoned residential 6a.
The proposal also requires consent for a 24-space parking shortfall for development of a site that is identified on council records as being potentially subject to weak or filled ground, and for the erection of a building which is subject to urban design controls.
